Work programme and delivery

Elkins was contracted by Southwark Council to carry out an extensive programme of internal refurbishment works across 26 residential blocks at Kingswood Estate in West Dulwich.

The main scope of the project involved carrying out extensive condensation and damp and mould works in many of the properties. Alongside this, other aspects of the programme include the installation of new kitchens and bathrooms, electrical and heating upgrades, firestopping works and the installation of Aereco mechanical ventilation systems. Additional painting, redecoration and carpentry was also undertaken by the Elkins team as part of the project.

Built in the 1950s to meet the post-war housing demand, Kingswood comprises over 700 homes and has over 1,000 residents. As a result, the project has required careful planning and effective communication with those living on the estate, to ensure minimum disruption.

Benefits to residents

The refurbishment works will provide improved living conditions for residents, with more efficient heating and electrical systems that help improve indoor air quality and reduce their day-to-day living costs. Fire stopping works will bring the building up to date with new regulations, ensuring the health and safety of the residents.

Community engagement

This is one of three projects at Kingswood Estate (alongside Kingswood Estate Externals and Kingswood Estate Flat Roof Blocks), for which Elkins has carried out numerous community initiatives totalling £39,000.

Social Value activities include: a recruitment event for residents on the estate; support of the Tenant’s Association’s school holiday clubs and Christmas parties; engagement with local secondary and primary schools; and the delivery of initiatives that will have a long-term impact, including a new science area for Dulwich Wood Primary School and a new Youth Club and Recording studio within Kingswood Arts, a community arts group based in the historic Grade-II-listed Victorian manor building that sits at the heart of the estate.
