Project Details
New affordable council homes in Greenwich
Elkins Construction has been appointed by Royal Borough of Greenwich to redevelop an underused site at Barnfield Hall in Plumstead. The work includes demolition of the existing site and construction of a new three-storey block, with 14 residential properties and a flexible community space on the ground floor. The project is part of the council’s Greenwich Builds affordable modular housing scheme and the new homes will be let at 100% London Affordable Rent.
Modern methods of construction
Construction of the new development uses Structural Insulated Panels (SIPs), brick skin and triple glazing. This sustainable MMC method involves building the panels in factories under controlled conditions, which ensures construction takes place quickly and precisely, as well as offering environmental benefits such as reduced sound and noise pollution, superior insulation and energy-efficiency.
Energy saving technology
In addition to their sustainable construction method, the new modular homes are designed to meet net zero carbon emissions standards, utilising energy saving materials and technologies. Construction uses efficient performing fabric beyond the recommendations of Building Regulations Part L 2020 and beyond the Future Homes Standard. Some of the other features include: dual aspect windows to allow passive cooling; high efficiency air source heat pumps; LED lighting; mechanical ventilation with heat recovery (MVHR); photovoltaic panels (PV); and centralised heating and cooling for the community centre.
As well as reducing their environmental impact and compliance with new building regulations, the energy efficiency of these new homes will benefit the future residents by reducing their running costs and energy bills – a key consideration in helping to make the properties more affordable for local residents
