Orangery Lane has undergone an extensive design process with the local planners, stakeholder groups and public consultation due to many site constraints and challenges. The scheme will provide an efficient low carbon sustainable development with the residential element being net zero carbon emissions. The design proposals have focussed on providing an improved link running the length of Merlewood Place from Eltham High Street, culminating in a new proposed public square, which fronts onto the listed Orangery building.

The proposal sets out a new row of predominantly 3 -5 storey buildings along the length of Merlewood Place and framing a new public square at its intersection with Orangery lane. Separated into 3 distinct buildings, the proposal provides an activated frontage to Merlewood Place, enhancing this connection from Eltham High Street to Orangery lane and enhancing the urban grain through modulating heights and stepped frontage. The height and massing of the buildings has been carefully considered in relation to the existing context. The northern and southern buildings are of a lower height appropriate to the nearby heritage buildings, whilst the central building steps up in height to the middle of Merlewood Place. A new public square is created at the northern intersection of Merlewood Place and Orangery lane providing a welcoming aspect to both the listed Orangery building and the commercial space incorporated within the scheme. New shared ground floor courtyards are proposed alongside private amenity at various levels. Four undercroft wheelchair accessible parking spaces have been provided off Orangery lane.
